DETERMINING VALUE
We begin by conducting a comparative market analysis using our deep knowledge of local rental trends to estimate your property’s potential monthly income.
MARKETING
We promote your property through multiple channels, including on-site signage, online platforms like Zillow and Trulia, and our branded website. Our team handles all inquiries from prospective tenants.
LEASE PAPERWORK
We prepare and execute comprehensive Lease Agreements, including a detailed Property Condition Report. Upon tenant move-out, we conduct a final inspection to document any damage or cleaning deficiencies, which may be deducted from the tenant’s deposit.
RENT COLLECTION
Rent is due on the 1st of each month and considered late after the 5th. Late fees are applied to all overdue or partial payments.
PROPERTY REPORTS
We provide exterior property reports with photos three times per year. Interior reports are conducted at lease renewal and upon request.
LEGAL
We stay current with all local, state, and federal laws governing rental properties to ensure full legal compliance.
PROPERTY PREPARATION
Before listing, we perform a walk-through to identify any improvements needed to enhance rental appeal and value.
SCREENING
We use a rigorous screening process to evaluate applicants, helping to minimize the risk of unpaid rent and property damage.
DEPOSITS
We collect and manage security deposits, prepaid rent, and pet deposits in a trust account. Upon move-out, we process and return funds within 30 days, in accordance with legal requirements.
MAINTENANCE/REPAIRS
We oversee all necessary repairs using our network of preferred vendors and handymen, keeping you informed every step of the way.
MOVE OUTS
We handle all aspects of tenant move-out, including final inspections, deposit reconciliation, and any required turnover maintenance.
ACCOUNTING
You’ll receive detailed monthly and year-end financial statements, along with records of all repairs and maintenance activities.

What is the first step to signing up with Windermere Property Management?
We’ll begin by collecting some basic information to draft your Management Agreement. Once it’s signed, we’ll move forward with marketing your property and schedule a time for property photos.
What is the onboarding process?
As part of the onboarding process, we’ll also collect the following forms:
Required Forms:
W-9 Form – For tax identification and reporting purposes.
Additional Forms:
ACH Agreement – To set up direct deposit or electronic payments.
Lead-Based Paint Disclosure – Required for properties built before 1978 to disclose any known lead-based paint hazards.
Property Intake Form – Used to gather detailed information about the property being listed or managed.
Will I be required to provide information on the property's HOA?
If your property is located within a Homeowners Association (HOA), please provide a copy of the HOA’s Rules and Regulations. Additionally, we request the name of your HOA Manager, the Management Company, and their contact information, including phone number and email address.
If your property is in a neighborhood governed by an HOA, the same information is required—unless the HOA does not enforce specific rules or maintain active management. In such cases, please let us know so we can determine what documentation may still be necessary.
Why does Windermere require property owners to name Windermere as additionally insured/additional interest?
Property owners are required to list Windermere PM North Sound as either an Additional Insured or Additional Interest on their insurance policy. While Windermere maintains its own liability coverage, it may not extend to all risks associated with individual properties. Naming Windermere as an Additional Insured provides an added layer of protection and ensures we are notified if the policy is at risk of cancellation or lapse. This designation helps safeguard both the property owner and Windermere by maintaining continuous and transparent coverage.
How are repairs to my property handled?
Windermere PM North Sound works with a trusted network of preferred vendors and experienced handymen to ensure repairs are completed promptly and professionally. When a maintenance issue arises, we coordinate directly with these service providers to assess and resolve the problem efficiently. Our goal is to protect your investment while maintaining a safe and comfortable environment for your tenants.
